Designed with Conscious Intent
The Eden was meticulously designed to draw in the light – the natural light, taking full advantage of its north and northeast orientation as well as the vibrant night life of the local neighbourhood.
Excellent design was of utmost importance to us. We wanted to create a building that would be engaging and beautiful, while respecting the local context.
Each apartment, has been designed with your lifestyle in mind – fitted with high quality finishes and planned for seamless flow. Each one has a terrace, extending the living area; and floor-to-ceiling windows maximise the views from every angle and draw in the natural light and fresh air.
The Eden contains the best elements of residential architecture, and will set a new benchmark in Observatory.
Take Advantage of the UDZ
The Eden falls within Cape Town’s Urban Development Zone (UDZ), allowing buy-to-let investors to claim a capital deduction / tax write-off on their investment. Under the scheme, investors may write off 55% of the VAT inclusive purchase price over an 11-year period and offset their tax losses against other taxable income.
The major benefit to investors is that the large capital deduction is not automatically ‘ring-fenced’ and generally creates a substantial tax loss situation for the investor. This tax loss is allowed to be off-set against other taxable income (e.g. a salary or other trade income) which can result in a very attractive situation where the investor initially receives PAYE/tax back upon filing their tax return. This is very useful to fund any negative cash flow requirement during the first few years of a buy-to-let property. Download our brochure for more information and examples.

Whether you prefer lazy Sunday brunches, afternoon meetings in quirky local coffee shops, leisurely book-shop browsing or busy night-time buzz, Obs is, in the words of Tao, the owner of Billy Boo’s Cakery, “a pretty darn awesome vibey suburb.”
